Occupied vs. Vacant Staging — Which Does Your Home Need?

Not every home needs the same kind of staging — and knowing the difference upfront can save you time, money, and confusion when you're getting ready to list.

What is occupied staging?

Occupied staging works with a home that's still lived in. Instead of bringing in all new furniture, we work with what you already have — decluttering, rearranging, editing down personal items, and sometimes bringing in a few key accent pieces to pull a room together. It's less about starting from scratch and more about helping buyers see your home at its absolute best.

What is vacant staging?

Vacant staging is for empty properties — a home you've already moved out of, a flip, or new construction. Since there's no furniture to work with, we bring everything in: furniture, art, rugs, and decor, arranged to show buyers exactly how each room can be used. Empty rooms are notoriously hard for buyers to picture — vacant staging solves that.

How do you know which one you need?

A few quick questions usually make it clear:

  • Are you still living in the home? → Occupied staging

  • Is the home already empty, or about to be? → Vacant staging

  • Is it new construction with no furniture ever in it? → Vacant staging

  • Is it an investment property or flip? → Usually vacant, though it depends on the property

Why the distinction matters

Buyers respond differently to each. Occupied homes benefit from feeling lived-in but not cluttered — buyers want to see a real home, just an edited version of it. Vacant homes benefit from being fully transformed, since an empty room photographs poorly and makes square footage hard to judge. Neither is "better" — they're solving different problems.
